OFFICE RENOVATION
An outdated, run-down office on Fifth Avenue was transformed into a lively, open workplace. By eliminating private offices, the design maximizes natural light, improves visibility, and creates a bright, collaborative environment enriched with greenery.
DAY CARE CENTER
Completed in 2025, this 10,000 SF Upper West Side project converted an existing office into a daycare center. Through disciplined project management, the project met strict budget and schedule constraints while achieving a successful outcome.
257 CHURCH STREET
We worked closely with the client to design a storefront for this landmark building based on a careful study of the original architect’s design. The façade was originally organized in repeating groups of three, both horizontally and vertically. Our design restores areas that were changed over time in order to bring back the original look and rhythm of the building.
THE CUSTOM HOUSE
139 MONTAGUE STREET
In collaboration with the client, we reimagined the ground floor of a landmark building as an elegant and intimate bar and restaurant. With the façade protected and unable to be modified for additional daylight, the design explores creative strategies to guide and distribute light throughout the interior program.
RAVEN'S HEAD
3804 BROADWAY AVE, ASTORIA
Working closely with the client, we designed a bar and restaurant that integrates contemporary design elements with the existing architectural conditions of the building. The resulting space offers a welcoming and comfortable environment for both younger and older patrons. Located on Broadway Avenue, one of Astoria’s busiest streets, the project was conceived to engage the neighborhood and invite a diverse community.
THE BEER AUTHORITY
300 WEST 40TH STREET
Situated next to New York City’s Port Authority Bus Terminal, The Beer Authority project transformed the building’s second floor from a former fitness facility into a vibrant bar and public assembly venue. Devote Architectural Design Studio led the change of use, public assembly filings, and architectural design. Carefully calibrated seating levels and spatial transitions create a warm, intimate atmosphere that encourages patrons to engage fully with both the beverages and the architectural experience.
